What Birds Can Teach You About Selling Your Home

I recently went to consult with a client about staging her home in Nashville.  It had been on the market for 4 months with only a few showings and even less interest.  She couldn’t understand why her house was not selling.  As I drove through the neighborhood I noticed some children playing an intense game of street hockey while another group of boys played basketball as their parents made their attempt at those oh so gratifying bragging rights that are called “Yard of the Month”.

As I walked through the house I felt like I was in my grandmother’s home (minus the family portrait of Uncle Pete, Aunt Vera and their lovely kids Henry and George, circa 1982).  Lace doilies, antique furniture, and wallpaper borders filled the house.

Birds of a feather flock together

This homeowner was a cardinal trying to attract a bluebird.  She was never going to sell her home if her nest didn’t appear as if a bluebird lived there. Birds of a feather flock together and a bluebird would never live in a cardinal’s nest.  Cardinals attract cardinals, bluebirds attract bluebirds, and ducks attract ducks.  So when you are selling your house you have to attract your target buyer no matter your personal taste. Think of yourself as a mocking bird. The mocking bird is best known for its ability to imitate the calls and songs of other birds.  In essence you are doing the same when you are preparing your home for market.  Understanding your potential buyer will allow you to “mock” what they are looking for.

Your real estate agent should be able to tell you about the target buyer.  Do you live in a neighborhood with newer homes and families with young children?  Or do you live in an older area that has mainly empty nesters? Knowing your buyer is vital in getting them to flock to your home.
