Staging is still a relatively new animal. New enough that we still have to educate people about the advantages of using our services, but old enough that there is a developed art and science as to how to perform the job. Thankfully, we got in this staging game early. We’ve worked the kinks out and studied with the pioneers of the industry. We are a confident company and know that – with your agent – we can get the job done. But at the end of the day, there is still one universal problem with staging.

Homeowners. No offense intended, of course!

When we stage your home, we are trying to get you top dollar in a sell. We want your home to be the one that all potential buyers want to see. Upon finishing your job, we want our phone to ring ASAP and hear “We’re under contract!” screaming from the lips of your agent.

So, where do the issues lie?

We think it can be summed up this simply: Staging is dressing your home for someone else to buy … not for you to live in. In fact, with our help, we are hoping that you are only going to be residing there for just a little while longer.

Staging is very different from interior design. Interior design makes things beautiful to the eye (as do we), and is designed for the owner’s tastes. Accessories and furniture are placed where they make sense for every day living – for the long term.

In staging, accessories and furniture are situated where it works best for the flow of the room and in the most pleasing way for the eye to go from one architectural detail to the next. This may be very different than how we would set the room up if we were decorating “to live”. (Did you know that we offer decorating services?)

Now, let’s pretend that we’ve staged your home. It is fabulous and you are ready to have potential buyers walk through your house at a moment’s notice. What can you do to make your staging investment work?

DON’T MOVE A THING!

Not only do we spend an incredible amount of time buying furniture and accessories that will be perfect for the homes that we stage, we also spend a tremendous amount of effort placing things perfectly … to a tee!

The tall plant in the corner, there’s a reason we placed it there. Perhaps it draws the eye up to your gorgeous arched window.

The rolled cream towels on the counter of your guest bath, those make the teal subway tile pop! We know that buyers today appreciate and will pay more for tiles of that kind.

The lamp that we placed on the other side of the room is now there so that it will bounce light across that entire space making it feel larger than it actually is.

It might not be science, but it’s definitely an art and we will pull out all the stops to use furniture, accessories, and light to showcase all the features of your home that will get your under contract in record time and bring in top dollar at closing. But, to do that … you can’t touch anything!
