What is Home Staging?

Home staging is the process of preparing a home for sale by highlighting the property’s best features. Staging helps buyers visualize themselves living in the home by presenting a clean, de-cluttered, organized and efficient use of space. It brings out the positive aspects of the home while downplaying any negative features. It sells the lifestyle buyers emotionally connect with.

Why Should I Stage My Home?

The way you live in a home and they way you present it to the market are two different things. You want to appeal to as many buyers as possible. Staging your home does just that. It highlights the great features of the home and down plays any negative. Fresh Perspectives uses the home owner’s furniture and accessories (or furnishings can be rented) to highlight the best features of the house with minimal cost. You wouldn’t sell your car without detailing it first, so why wouldn’t you do the same to your home?

When is the Best Time to Stage?

The best time to stage your home is before it goes on the market. This allows your agent to market a hot property right from the start. If your home is already on the market it is not too late. Staging will generate more showings, so it is still worthwhile to have your property staged.

Does Staging Really Work?

Yes, staging does work if you hire a competently trained stager. Any stager who does not have a portfolio of past projects (not stock photos or class projects) or who can’t provide you statistics of how quickly their staged homes have sold is either brand new to the business or inadequately trained. How Much Does it Cost?

Staging is Not about spending a lot of money. It is an investment and every property is different. Pricing depends upon size, condition, rented items (if necessary), and scope of project. We provide a free evaluation and can do as little or as much as your budget allows. Our consultations start at $150 and generally our staging services range from $400 Р$2,000.

How Much More Will My Staged Home Sell For?

National averages of staged homes sell for 6.9% higher and 50% faster than non-staged homes, allowing you to get top dollar for your home in a shorter amount of time. In the Nashville market our experience has seen offers anywhere from 93% Р100% of asking price within the past year.

Can You Guarantee My Home Will Sell?

Absolutely not. Staging is a marketing tool used by agents to get the property sold. If you are not motivated to sell by pricing the house correctly and keeping the staging intact, no amount of staging will make a difference. We work with you as a part of the team and every team member (agent, stager, and homeowner) must do their share.

What Makes Fresh Perspectives Different From Other Staging Companies?

As a former Realtor and builder we understand what it takes to get a property sold. Not only does it have to look great, but buyers have to see it. We take the next step and focus on driving traffic and letting as many potential buyers know about your house as possible. With professional photography, lifestyle tours, Internet exposure (such as our website, Facebook, and Twitter), and sponsored events such as lifestyle showcases our goal is to help your agent get the property sold as quickly as possible.

How Do Your Prices Compare To Other Staging Companies?

If you are looking for the cheapest stager in town, we are not the one for you. Unlike our competition we don’t just stage your house and wait to hear from you to come pick up the furnishings. We are a property merchandising company that not only stages property, but we also exposure it to hundreds of potential buyers. You could certainly hire a cheaper stager, but if you were wanting to invest your money would you want to hire the cheapest financial planner or the one who has experience and a track record of success? When you stage your property you are investing in your largest asset to get the maximum ROI. If you are looking for quality work and a company that focuses on partnering with your agent by driving buyers to your property for a quicker, more profitable sale we would love to work with you.

What Are Your Payment Terms?

We accept personal checks, Master Card, and Visa. We require a 50% deposit up front to reserve your staging date. The balance is due at the time staging is complete. If furniture and accessories are required, monthly fees will be applied on the first day of the month. Furniture and accessories can be rented on a monthly basis.
