A listing photo is worth a thousand words

When I was younger – before the days of the Internet – I remember driving around different neighborhoods with my parents, looking for houses that had “For Sale” signs in the yard. I was in charge of keeping notes: writing down the address, phone number, asking price, and a few key details about the house itself. Any houses that looked like they weren’t well taken care of didn’t make the list, and were quickly forgotten.

It’s no surprise that, today, over 90% of buyers start their search for the perfect home online.

Even though the process of searching for a home has changed, the situation is still similar: if a potential buyer is not impressed with what they see, your house will be passed over and forgotten.

There are many reasons why a homebuyer would pass over a specific listing. Of course, a home that is not staged – or improperly staged – is much less likely to draw the interest of a buyer; poorly composed photographs, too few photographs, or photos taken with a low-quality “point and shoot” camera by the agent can instantly turn off a buyer’s interest, as well.

However, if the buyer sees a number of gorgeous, well lit, professional photos of a beautifully staged home, they are much more likely to go and see the home in person.

In fact, having professional photos of your property can increase traffic to your online listing by an average of 140% – and can also help you receive a higher percentage of your asking price.

Professional photography has the ability to make a lasting, positive impression on a buyer. Once they have visited your home, the buyer will most likely go back to look at the listing photos again; if they are looking at bright, well lit photos of a friendly, beautifully staged home, then that is likely how they will remember your house. However, if they are looking at poor quality or dark photos of a home that hasn’t been staged… then that is likely how they will remember your house!

As a home stager, it is my job to help create an emotional attachment for the buyer at every turn by staging your home properly; as a seller, the best thing you can do for your listing is to hire a real estate agent who only uses a quality professional photographer such as Square Foot Photography to take photos, and help create that emotional attachment at the very first turn.
